Number of parkings (per apartment, visitor)
Club House Area (per apartment)
Common Area (per apartment)
Undivided share of land (whether the total project land area matches up if you add- up the undivided share for all the apartments)
Whether the common areas (like clubs, swimming pools, gardens, visitor parking, grocery shop, etc.) will be registered in the name of apartment association
Presence of basic infrastructure (Roads/ Electricity/ Drinking Water lines/ Sewarage lines)
Proximity of Hospitals/ Schools
Proximity to Public Transport (Buses/ Metro etc.) in case you do not have your own vehicle
Profile of people who have already bought (on the same floor/ same building/ same complex) - If you are concious about quality-of-life then it is decided more by conduct of your neighbours than your own conduct, in case of an apartment block
House level w.r.t. to surroundings
Water logging (talk to people staying in the area for last 1-2 years atleast)
Check the availability of proper drainage of rain-water and sewarage, who is maintaining these systems few years down the line
Check whether the project has a STP (Sewarage Treatment Plant) or Septic Tank/ Soak Pit , its location and size,, How is the sewarage and kitchen water disposed
Whether the project has a Rain Water Harvesting System (Many municipalities have made this compulsary)
Check for water storage facility - Under-ground (UG) sump and overhead tanks: Capacity, Source of water (Borewell/ Municipal Corporation), Capacity of pump
Details of structuals, electricals and plumbing
A new 2 Lane system is now functional at the entrance gate. This is for the 40 ft road on the south of the divider.The left lane is for the residents, and the right lane is for entry of non-residents.
For exit (Cars, Buses etc.) please use the the other 40 ft road, on the north of the divider
